Most home owners don't give much thought to their house windows until they receive higher than average energy bills or they start looking shabby. Although it may seem easier to simply perform window replacement, there may be instances where similar end results can be obtained by means of repairs.
#1 – How Old are the Existing Windows?
In cases where a home's windows are more than 40 to 50 years old, you may need to have them thoroughly inspected for signs of rot or termite damage before deciding to repair or replace them. If the wood is still in relatively good condition, it may be better to sand them down and give them a fresh coat of paint or varnish. However, if the wood is too rotten or worn to salvage, you will have to consider having a window installer perform a complete replacement. #2 – Consider the Payback Period
Before accepting the first estimate and agreeing to have window manufacturers replace your existing panes, it is recommended that you find out how much you will be able to recoup in energy savings afterwards. If you live in a smaller home that doesn't have many windows, it could take far longer to recoup the cost charged by window manufacturers and installers than it would if you have more windows to replace. In cases where a home audit is performed and it shows that you would only be saving around $100 to $200 per year, you may be better off repairing your existing windows.
#3 – Is your Home an Investment?
Do you intend living in your home for the next 15 to 20 years or will you be moving in the next year or two? Have you purchased your home in order to renovate it and sell it at a profit in the next year or two? Factors like these will need to be taken into account when deciding whether to call in a window installer or not. If you intend moving soon, it may be more cost effective to repair your windows, as it can take between 5 and 10 years to recover the cost. However, if you intend selling in the near future, you may want to consider replacing old or worn windows with more attractive ones.
#4 – Install Energy Star Windows
If you decide to opt for replacement windows, it is recommended that you purchase those that have high Energy Star ratings. This will ensure that they are indeed energy-efficient and that you are able to claim the available rebates on them when applicable. Always ensure that you purchase from window manufacturers and installers who are accredited and who are known for providing good service so that you get the best quality windows possible.
